Hints on selling your house

Save money on estate agents fees -

First you need to find out which agents are active in your area. Read the local property paper (usually given away free at the supermarket) and look at local for sale signs.

Look for those that are members of NAEA - the national association for estate agents.

Try them out as if you were a buyer - (If you're not planning on doing your own viewings then you need to check out how quickly they can get people to your house - I know one agent locally who gave someone two weeks wait before they could view a property!)

See how they find properties that you're interested in and how much info they offer - if they try and sell property to you, they'll do the same when selling your house.

Get valuations. At least three. Don't tell them what other estate agents have valued it at.

Tell them you're after fees of 1% and you don't want to be locked in with them for long periods. Most will be open to negitating on fees - go with the one that gives you the best deal.

Don't necessarily opt for the agent who says they can sell your house for the most. This is especially important if you want a quick sale.

Get friends to check out whether they push your home - get them to ask for a X bed in your area and see how they sell it.

If they're not selling it hard enough then consider swapping agents. This is when not being tied in to an agent is useful.

 

Solicitor Fees
Ask in advance for quotes so when you get a sale you've picked which one you want to do the conveyancing.

Again if they are slow to answer the phone and deal with giving you a quote (written is always best) then will their conveyancing speed be the same?

Ask around at work who's sold their house recently.

In the Union? Ask if they have discounts on solicitors. Many do!

Pricing your house - sometimes it's best to price your house so you can drop a little when you get an offer and their survey comes back saying there are problems.
Or you could try pricing for a quick sale - and refuse to budge on it.
A clean, decluttered house will sell quicker than a messy crowded one
Sort out smells.
Pet smells, smoking smells, teenage feet smells, damp smells
These will really put people off.
Paint tired rooms. Quicker than wallpapering and cheaper. Use neutral tones
Tidy the garden and continue to keep it tidy. Trim hedges, and mow the lawn. Use bark chippings on messy beds to create the illusion of a well tended garden. Spring and summer bedding plants are cheap.
Create curb appeal - hanging baskets are cheap and you can take them with you!
Clean the windows - jet wash at least! Also jet wash paths and drive.
Spring clean and throw old junk out.
Get fresh flowers for viewings. They look nice and smell good. They suggest you live a life of luxury!
Put lights on in rooms that need it, and put the heating on if it's cold.
Show the house at a time that's convenient for you to have the house empty as possible. Before you've cooked a curry and without hoards of kids and dogs in the house.
Don't have the TV on. Some people think a radio on low is ok though.
Other ideas I've read about: brew coffee, make bread, spray a tiny bit of polish in the air to make it smell like you've just cleaned.
Show bedrooms as bedrooms not studys or junk rooms. Borrow furniture off friends for dressing your house.
Put your junk into storage or just throw it out.
