Save money on estate agents fees -
First you need to find out which agents are active in your area.
Read the local property paper (usually given away free at the
supermarket) and look at local for sale signs.
Look for those that are members of NAEA - the national association
for estate agents.
Try them out as if you were a buyer - (If you're not planning
on doing your own viewings then you need to check out how quickly
they can get people to your house - I know one agent locally who
gave someone two weeks wait before they could view a property!)
See how they find properties that you're interested in and how
much info they offer - if they try and sell property to you, they'll
do the same when selling your house.
Get valuations. At least three. Don't tell them what other estate
agents have valued it at.
Tell them you're after fees of 1% and you don't want to be locked
in with them for long periods. Most will be open to negitating
on fees - go with the one that gives you the best deal.
Don't necessarily opt for the agent who says they can sell your
house for the most. This is especially important if you want a
quick sale.
Get friends to check out whether they push your home - get them
to ask for a X bed in your area and see how they sell it.
If they're not selling it hard enough then consider swapping
agents. This is when not being tied in to an agent is useful.
